Comprehensive Service

We understand the importance of your property being managed scrupulously and efficiently. Whilst most of our clients select our comprehensive full management package we are also able to tailor a service which best suits your requirements from finding tenants, collecting rents or preparing tenancy documents.

Tenant Selection

Godwin Curtis will only consider tenants of the highest calibre for your property. Once full references (identification, previous landlord, employment, credit etc.) have been obtained via our excellent referencing company, we will discuss them with you to make sure you are happy for us to proceed with the preparation of the tenancy agreement.

Regulatory and Legal

We can advise on all legal aspects of preparing your property for occupation by your new tenant, from gas and electrical safety to House of Multiple Occupancy requirements. Our tenancy agreements are extremely comprehensive however we are able to provide addenda should you have any specific requirements.

Rent Collection

We collect our rents and account to our landlords on a daily basis and in so doing are able to identify and chase arrears immediately. Transfers are made electronically to your chosen bank account and are accompanied by easy-to-read statement.

Property Management

We have a dedicated team to look after your property headed by our specialist Property Manager whose job it is to ensure that any maintenance issues are properly diagnosed before action is taken. Property inspections take place three times a year and you will receive a detailed report with accompanying photographs after each visit to keep you apprised of the condition of your property.

Deposits and Inventories

Deposits taken for properties we manage are lodged with the Deposit Protection Service at no extra charge to our landlords or tenants. We use an excellent local independent inventory clerk to produce inventories and provide check-in and check-out appointments at your request.
